Wow! The MLS®

If you’re buying or selling a home you’ve likely seen or heard the term multiple listing service or ‘MLS®.’ It’s one of the unique benefits a professional REALTOR® brings to a transaction.

The MLS® is a complex information-sharing network.

It was created by REALTORS several decades ago to help property buyers and sellers.

When I list your property for sale, I will complete a detailed data sheet describing the home and then forward the information to the Real Estate Board of Greater Vancouver, which manages the local MLS®. There, staff enter the information into a central MLS® computer databank, accessible only to REALTORS®.

The Real Estate Board of Greater Vancouver operates the MLS® locally. Eleven other BC Boards operate regional MLS® systems that are linked by computer so REALTORS® can access listings in other areas.

The MLS® is what makes our profession unique. It enables and encourages a high degree of cooperation among professional REALTORS® no matter which real estate company we work for.

When a home buyer uses my services, I use the MLS® to enter the criterion they want in a home and then I generate a list of all homes that meet their needs. If I have listed your home, and it meets a buyers wants, your home will top the list.

Using the MLS® I can locate detailed information, including room-by-room measurements and specifics on the property condition, renovations, appliances, property zoning and rental rates.

It also lets me access the sales history of a home to see how many times it has changed hands and at what prices.

Some MLS® information is available to non-REALTORS® on through www.realtor.ca.
